Not only is Carmarthen a focal point for administration throughout West Wales but it is also the main town centre retail destination for the area. Town centre occupiers include the likes of Marks & Spencer, Debenhams, WH Smith and Boots as well as a wide range of local traders.
We have not yet been able to measure the premises as a result of works that will be carried out by the outgoing tenant. However, we understand that the premises are approximately 1,250 sq ft (116.17 sq m) on the ground floor and approximately 500 sq ft (46.46 sq m) at basement level.
According to the Gov.uk website the rateable value of the premises is £12,000 which would make the rates payable for the whole of the 2017/2018 financial year approximately £5,988.
The premises are available on a new lease on an internal repairing and insuring terms for a term of years to be agreed. The tenant will be responsible for the payment of local authority rates, utility costs and other usual outgoings.
£16,500 per annum reviewable at three yearly intervals.
The premises will be available from early autumn 2017.
