Situation
The Courtyard boasts a splendid location found off the shared entrance to Castell Malgwyn (now renamed Hammet House). It stands alongside the River Teifi and enjoys fine views over the river and picturesque surrounding woodland landscape, as well as having direct access out onto the river public footpath. The village of Llechryd has a good range of local amenities for basic every day needs, whilst the larger town of Cardigan is only a few miles further afield and provides a wide range of amenities, services and facilities to include many cafes and places to eat plus activities such as river boating, fishing and shopping. The River Teifi is a famous salmon fishing river as well as a natural beauty hot spot for walks and leisure pursuits. Within a few miles journey of Llechryd is the spectacular North Pembrokeshire & Ceredigion coastline, a major visitor destination with a wealth of beaches, coves and cliff top walks to be enjoyed, as well as boating, dolphin watching and water sports. Externally
The courtyard area itself is of relatively low maintenance being mainly gravelled with some established plant and shrub borders designed around a central seating area. Between the cottages there are further ROOMS/STORAGE COMPARTMENTS used generally for housing garden furniture or to be used as a games room or linen rooms for bedding etc. These are very useful and could be further improved/developed to create either further accommodation (stp) or extra areas to entertain guests such as mini bars, barbecue housing etc. Outside the courtyard to the front where the clock tower entrance is found there is a good sized gravelled car parking area which would allow for at least 8 vehicles and provides ample parking and turning space. The front garden area is laid mainly to lawn and as previously mentioned enjoying gated direct access out onto the river footpath. There is an area where the fuel tanks are held and there is a fenced area for refuge. A boundary plan will be available.

Services
Each cottage is recognised by the local authority as being of full residential eligibility. Services to each cottage are to be confirmed. Private drainage, mains water and electricity available.

Flooding Notice
We have a duty to inform interested buyers that parts of the village were flooded in 2018 which included the courtyard.
