The premises are located in the popular Carmarthenshire market town of Llandeilo approximately 15 miles east of Carmarthen and 13 miles north of Junction 4 of the M4 motorway. The town is well known for a range of speciality shops, art galleries etc as well as traders serving both local population and the busy tourist trade, especially in the summer months and around the school holidays.

The public house fronts New Road and is adjacent to the project to refurbish Llandeilo Market Hall which is currently at an advanced stage of construction. The premise will therefore benefit from being next to this landmark scheme with its proposed new employment space, use as an events venue, market hall with restaurant and cafeteria with anticipated opening date in late 2022. Premises Licence
The premises licence permits the sale of alcohol between 11.00 am to11.00 pm Monday to Saturday and 12 noon to 10.30 pm on Sundays. There are variations to the licencing hours for certain Bank Holidays.

Available on a new lease for a term of years to be agreed on the basis that the tenant will take full repairing and insuring terms and be responsible for the payment of local authority rates, utility costs as well as other usual tenant outgoings.

£35,000 per annum subject to review at three yearly intervals.

For the first twelve months of the lease the rent will be reduced to £30,000 per annum while the landlord remains in occupation of the first floor office area.
